Project Phases

The first project phase would include 249 housing units, comprising approximately 176 single family residences and a planned unit development with multi-family townhouses and condominiums as well as several parks. An environmental impact report is tentatively expected from the County with Planning Commission hearings possibly 3 or 4 months later.

The homes would be designed as a walkable neighborhood, with garages facing the rear or sides on 4,000 to 8,000 sq. ft. lots designed to take advantage of the open space/community forest.

Two public processes are occuring this year.

A General Plan amendment is being requested to change zoning from 940 single family units to allow up to approximately 1,442 housing units and mixed-use/commercial development. This request will be consistent with the County's Sketch Plan B that the Board of Supervisors approved in 2004 as the preferred option to pursue for this region. A subdivision application will also be filed to begin phase 1 of the project. The County's Environmental Impact Report consultant is currently drafting a report that examines the project's impact on water, sewer, traffic, natural resources and other issues. Questions such as the nature of impact fees will be assessed after the EIR is completed.
